Village Streets and Township Acreage

Grass Lake sits about fifteen minutes east of Jackson right off I-94, and building here looks different depending on which side of the village line you land on. Strouss Construction has been building in Jackson County since 1949, with the fourth generation of the family doing the work.

Inside the village, along Michigan Avenue and the streets around the old depot, you are working with older homes on tight lots. Out in Grass Lake Charter Township it is acreage, gravel road frontage, wells, septic fields and room for a pole barn.

Acreage and Glacial Ground

Most of what we build in Grass Lake goes up in the township. People buy five or ten acres off Mount Hope Road, Fishville Road or one of the roads running north toward the Waterloo Recreation Area, and they want a house with a real shop behind it. This is glacial country, and kettle lakes, low marshy ground and a high water table show up in the middle of otherwise good parcels, so a perc test and a hard look at drainage come before floor plans.

In the Village and Along I-94

In the village the work is different. Older homes near Michigan Avenue and the historic depot get kitchen and bath remodels, dormers, rear additions and detached garages that have to look like they belong. Along the I-94 corridor we also build shops and small commercial buildings for owners who want to stay close to the interchange.

Questions From Around Grass Lake

Yes. Most of our Grass Lake work is on township parcels rather than in the village. Those sites usually need a well, a septic field and a driveway approach, and the layout of the house often follows where the good soil and the buildable ground are. We walk the parcel with you before anything is drawn so the house, the barn and the drive all sit where they should.

It depends on where the property sits. A lot inside the village limits goes through the Village of Grass Lake, and a parcel out on acreage goes through Grass Lake Charter Township. Well and septic permits come from Jackson County. We handle the drawings, the applications and the inspections, and we tell you up front which office your property answers to.

It is a design input, not a dealbreaker. Kettle lakes and low ground show up in the middle of otherwise good parcels here, so the perc test and a hard look at drainage come first. Sometimes the answer is moving the house pad, sometimes it is a crawl space or slab instead of a full basement.
