Where M-49 Meets M-99
Litchfield sits in the northwest corner of Hillsdale County where M-49 meets M-99, with the St. Joseph River running through town and the North Country Trail passing right through the center. It is about twenty minutes from our home base in Concord.
The town has been here since the 1830s, and like most of this corner of Michigan it is a small in town grid with working farm ground all around it. Strouss Construction is a fourth generation family builder, and we do the work ourselves.
Where We Build Around Litchfield
In Town
Litchfield's older housing dates to the eighteen hundreds and early nineteen hundreds, and additions on houses like that are mostly a foundation and roofline problem, tying new framing into old framing that was never plumb and matching the trim so the front still reads right from the street. In Hillsdale County the building permit itself runs through the county building office, and we carry that paperwork as part of the job.
Township Farm Splits
Out in Litchfield Township, land gets split off working farms in five to twenty acre pieces, and the buyers usually want a house and a big barn on the same parcel. That is barndominium country. Those sites are on well and septic instead of city water and sewer, so the health agency permit and the perc test come before we draw anything, and ground near the St. Joseph River gets the drainage planned first.
