Litchfield sits where M-49 meets M-99 with the St. Joseph River running through town, about twenty minutes from our home base in Concord. This is a family owned company, building since 1949 and now in its fourth generation, and you work directly with the family rather than a rotating cast. A build covers the lot and site review, floor plans and blueprints, well and septic coordination, the foundation and framing, and complete interior and exterior finishing. In Hillsdale County the building permit comes through the county building inspection office rather than the township, well and septic approvals come through the tri county health agency, and zoning runs through the township on acreage or the city in town.

Twenty minutes from Concord

Our shop sits on Grover Road in Concord, roughly twenty minutes from Litchfield. Close enough that the crew starts the day on your site rather than on the road, and close enough that we can come back out quickly when a decision needs making in person.

Older houses and newer builds

Litchfield's older housing runs back to the eighteen hundreds and early nineteen hundreds. Working on houses like that is mostly a foundation and roofline problem, tying new framing into old framing that was never plumb and matching the trim so the front still reads right from the street. New builds out on acreage are a different job entirely, starting with the well, the septic and the grade.

Post frame homes on farm ground

A lot of the barndominium work around here lands on parcels split off working farms, up toward Litchfield and out through the surrounding townships. Rules on living space inside a post frame building differ from one township to the next in Hillsdale County, so the zoning gets checked before anything is priced.
