A project runs from the first walk of the house through scope and design, structural framing, mechanicals, drywall, trim and finish work, with a written scope and a number agreed before demo starts. Because we build houses as well as remodel them, the structural half is handled in house, which matters the moment a wall you wanted removed turns out to be carrying load. Old houses hide surprises and the walk through is where most of them get found rather than halfway through the job. The house stays livable while the work is on, the work area gets contained, and we clean up after ourselves. Building permits and the inspections that go with them are handled as part of the project.

Kitchens and bathrooms

The kitchen is usually about the layout rather than the finishes. Two people not being able to get past each other at the sink is a floor plan problem, not a cabinet problem. Bathrooms are the smallest rooms in the house and the most trade dense, which is why they reward planning the order of work before anything is opened up.

When it is structural, that is our own crew

Removing a wall, opening a kitchen into a dining room or adding a second story all come down to what is carrying load and what the header has to do about it. That work is done by the same family crew that frames new houses, so the structural half of a remodel is not subbed out to someone who sees the job once.

Additions that look like they were always there

The tell on a bad addition is the roofline and the trim. Tying new framing into old framing that was never plumb, and matching the exterior so the front still reads right from the street, is most of the work on a good one. We design the addition around how the existing house is actually built.

Living in the house while the work is on

Dust travels, so that is the first thing to deal with. The work area gets sealed off from the rest of the house, we plan which rooms are touched when so you can live around it, and we clean up after ourselves. We work in occupied homes all the time.
